A recent listing appeared on MLS for a 2 wildly overpriced two bedroom condo in the Back Bay on the penthouse floor of the luxurious Four Seasons Place Condominiums, one of the original full service hotel and condominium buildings in Boston that proved to be so successful, it became a model for numerous developments projects around the country .

The sellers are asking 8 million for the unit. When I first heard of this listing I assumed it was the 4,000 square foot, fully customized duplex unit with all of the the rooms facing the Public Garden.

It turns out that the unit is merely a 2 bedroom, 2 1/2 bath 1800 square foot unit - THAT IS OVER $4,400 per square foot.

I literally laugh out loud at such an outrageous figure. While I understand that some buyers will pay a premium to be on the top floor of a luxury, view, service building, I just can’t for the life of me imagine how a seller and their agents could ever possibly attempt to justify pricing the unit at a figure that is clearly 2 if not 3 times the price of it’s actual relative market value.

Did they not even bother to check and see what $8 million can actually buy in Downtown Boston ?
